Building Official: Jim Brewer (972) 218-1208 Assistant Building Official: Larry King (972) 218-1209 Office Manager: Niki Atherton (972) 218-1204 The Building Inspections Division is established for the purpose of providing minimum standards to safeguard life, health, safety, property and the public welfare by regulating and controlling the design, construction, quality of materials, occupancy, use, location and maintenance of all buildings and structures constructed within the City of Lancaster.
The primary activities of the Building Inspections Division are; permit issuance, inspections, plan review, public consultation and the Certificate of Occupancy process. The Building Inspections Division also works closely with the Planning, Public Works, and the Fire Marshal’s office to enhance the City’s overall ability to better serve the citizens of Lancaster.
Additionally, Building Inspections maintains an active demolition program designed to mitigate the spread of blight through the elimination of substandard vacant structures.
The City of Lancaster is currently under the 2003 International Code and the 2002 National Electrical Code.
The City Council recently adopted an ordinance regulating the use of cargo containers. Below is the approved ordinance and resolution for the appropriate fees. On December 8, 2008, the Lancaster City Council adopted Ord. #2008-12-49 due to actions taken during the 2007 Legislature by the passing of HB 1656, all municipalities were to adopt locally an ordianance to address HB 1656. Below you will find both an information handout giving basic information as well as the entire ordinance with all changes made.

Effective September 10, 2008
Inspections requested either via email at awendler@lancaster-tx.com or the inspection request line (972) 227-2994 by 7 a.m. will be done the same day.
Effective January 1, 2008
A $250 plan review fee must be paid when submitting an application for a new single family home. Also, when submitting commerical plans a plan review of 65% of the permit cost must be paid.
Effective August 1, 2009
A separate fence permit for new single family residential will no longer be required. The cost of the fence will be $50 added to each permit. The fence contractor will only need to validate each permit.
